Start with the board
In an Alberta condominium corporation, the roof is usually common property, so the board and the property manager decide on it, not one owner. The Condominium Property Act (Alberta), its regulation and your corporation's bylaws set out who is responsible for the roof and when owners must be told about, or vote on, a change. Check those with your property manager or the corporation's lawyer before you choose a roof.

Plan it with the reserve fund study
Alberta condominium corporations must complete a reserve fund study, report and plan every five years, according to CondoLawAlberta, the Centre for Public Legal Education Alberta's condo law resource. The board approves a reserve fund plan based on the report, and owners must get a copy of the plan before the board collects extra money to top up the fund.
The roof is often one of the largest items in that study. If your board is planning a replacement, we can give a fixed written price and the warranty documents for the study provider and the board to work from.
Bare land condos and freehold townhouses
In a bare land condominium, the building is often inside the unit boundaries, so the owner owns the roof unless the bylaws make it managed property that the corporation maintains. Read your bylaws, or ask your property manager, to find out which applies before you book a roof.
In a freehold townhouse row, each owner owns their own roof, but the roofs meet at the party walls. Neighbours who replace together can share one visit, one profile and one colour, and the joints between units are flashed once, properly, instead of patched where an old roof meets a new one.
One roof across every unit
One profile and one colour can run across every building in the complex, and the manufacturer's Guardian Lifetime Limited Material Warranty terms are the same for each unit. Read the full terms before the board votes: the warranty covers material and finish for the original purchaser and transfers once, and the transfer rules matter when units change hands.
Built for Alberta weather
Interlock® panels lock to each other on all four sides with the fasteners concealed, and wind resistance is warranted to 193 km/h (120 mph) installed to manufacturer specification, which matters where chinook winds lift shingle tabs. Aluminum absorbs no water, so the freeze-thaw cycles of a chinook winter have nothing to split. Ice dams come from heat loss and ventilation, not the roof covering, so we look at attic ventilation and insulation across the buildings with the board.

Can one owner in a condo get an Interlock roof?
Usually not on their own. In most Alberta condominium corporations the roof is common property, so a change needs the board's approval and often has to fit the reserve fund plan for the whole complex. In a bare land condo the owner may own the roof, but the bylaws can still control its look. Ask your property manager first; we can supply what the board needs to decide.

How often does an Alberta condo need a reserve fund study?
Every five years: a reserve fund study, report and plan, according to CondoLawAlberta. Corporations can do one more often. A planned roof replacement belongs in that study, so give the study provider a current written price.
We own a freehold townhouse. Do we need the neighbours?
Not legally for your own roof, but the roofs meet at the party walls. Talk to the neighbours: replacing two or more units together usually gives a cleaner joint and one look along the row.
